One residential package starting at $695, designed for homes with visible growth, musty odors, damp basements, leaks, past water damage, or indoor-humidity concerns.
The assessment begins with the building and the moisture source—not a generic mold number. When conditions warrant sampling, the plan may include outdoor and indoor air samples plus targeted surface samples analyzed by an independent laboratory.
Laboratory fees are separate and based on sample count. Appointments may be available with as little as 72 hours’ notice, and every client receives clear findings, practical recommendations, and responsive follow-up.
Scope of Work & Professional Equipment

Visual & Moisture Investigation: Exterior drainage, basement/foundation, plumbing, HVAC, bathrooms, closets, and other areas tied to the concern.

Moisture Mapping: Professional pin and pinless moisture meters identify and confirm elevated readings in building materials.

Thermal Imaging: Infrared scanning locates temperature anomalies for follow-up moisture verification; it does not by itself detect mold.

Indoor Climate Measurements: Temperature, relative humidity, and dew point are recorded with a professional thermo-hygrometer/psychrometer.

Targeted Sampling: A calibrated 15-LPM pump, spore-trap cassettes, outdoor controls, and Bio-Tape or swabs are used when warranted.

Independent Laboratory Analysis: Samples are documented with chain of custody and interpreted together with building conditions.

Photo-Rich Reporting & Support: Clear findings, sample locations, suspected moisture sources, and practical next steps, with responsive follow-up.
Your Report, Credentials & Next Steps
Your photo-rich report documents the scope, building conditions, visual observations, moisture readings, temperature, relative humidity, dew point, thermal anomalies, sample locations, laboratory findings, suspected moisture sources, and prioritized recommendations.
Your assessment is performed by an IAC2 Certified Mold Consultant and interpreted as a building investigation. Because there is no federal airborne mold pass/fail standard, findings are based on the combined evidence—not a single spore count or a “mold-free” claim.
A findings consultation is included so you understand what matters, what can wait, and the most practical next steps for the property.
