Know Before You Disturb.™
Maine DEP-certified asbestos inspection, bulk sampling, and clear laboratory-backed reporting for homeowners, real estate professionals, contractors, property managers, and renovation or demolition projects—provided through a Maine DEP-licensed asbestos consultancy.

THE KNOW BEFORE YOU DISTURB™ ASBESTOS INSPECTION
You cannot confirm asbestos by sight. Before anyone cuts, sands, removes, renovates, or demolishes suspect materials, start with a defined inspection scope and defensible laboratory results.
HarborLight evaluates suspect materials, collects representative bulk samples when appropriate, submits them to an accredited laboratory, and delivers a clear written report explaining what was tested and what the results mean.
Built for Maine homeowners, buyers, real estate professionals, contractors, property managers, and commercial clients who need an independent answer before a deadline or before work begins.
No guessing. No vague scope. No wondering what to do next.
I serve properties statewide across Maine, including Portland, South Portland, Scarborough, Biddeford, and Saco. For related concerns, see mold and moisture assessment and radon testing. To book, schedule an inspection now.

HOW THE ASBESTOS INSPECTION WORKS
01. PROJECT INTAKE: Property type, age, use, affected areas, project plans, and deadline.
02. DEFINE THE SCOPE: Targeted material sampling or a renovation/demolition survey.
03. ON-SITE INSPECTION: A Maine DEP-certified asbestos inspector evaluates and documents suspect materials.
04. BULK SAMPLING: Representative samples are collected when appropriate.
05. LABORATORY ANALYSIS: Samples are analyzed by an accredited laboratory.
06. CLEAR REPORTING: Results, material locations, and findings are documented.
07. NEXT-STEP SUPPORT: We explain the report and when licensed abatement or additional regulatory steps may be needed.
BEFORE RENOVATION OR DEMOLITION: KNOW THE MAINE RULES
Maine DEP explains that asbestos requirements depend on the building’s age, current or past use, number of residential units, and the work planned.
Renovation inspections focus on areas that will be disturbed; demolition can require inspection of the full structure. Disturbing more than 3 square feet or 3 linear feet of asbestos-containing material can trigger Maine asbestos requirements. Suspect material may be assumed asbestos-containing, but it should never be assumed asbestos-free without documentation or testing.
HarborLight Property Inspections is a Maine DEP-licensed asbestos consultancy led by Michael Marquis, a Maine DEP-certified asbestos inspector. We provide independent inspection and testing - not abatement - so you receive an objective answer before money is committed or materials are disturbed.
