The owners were planning for children. One careful afternoon changed the order of their renovation.
The owners of this Portland home knew its age was part of the bargain. Built in 1864, it had the tall windows, old doors and layered woodwork that give a historic house its character. They were also planning for children, and they wanted to know what those old painted surfaces might be carrying before they started making changes.
That is how HarborLight arrived with an XRF analyzer on a July morning.
The assignment was a limited interior and exterior lead-based paint determination, not a full risk assessment. It focused on accessible, representative painted components and their condition. It did not include laboratory testing of dust, soil or water, or every part of the building.
How the inspection unfolded
An XRF analyzer reads lead concentration through paint without cutting the surface. After instrument checks, the inspector worked through the agreed areas, testing windows, doors, trim, baseboards, shelving, stair components and selected exterior surfaces. Each measurement was tied to a component, substrate and paint condition.
The field record contained 165 property measurements. Ninety-one were positive for lead-based paint. That does not mean “55 percent of the house” contained lead; the test locations were selected combinations, not a random survey of every square foot. It does show that lead paint was widespread across the inspected areas.

The highest result was 53 milligrams per square centimeter on a painted door panel. EPA uses 1.0 mg/cm² as the regulated level for lead-based paint. The panel, however, was recorded in good condition. The amount of lead in paint and the chance of exposure are related questions, not identical ones.
The window findings told the more urgent story.
One window assembly had peeling, lead-positive paint across the casing, sill and sashes, with readings from 6.7 to 40 mg/cm². Other window assemblies also tested positive, and deteriorated lead paint was documented on selected exterior components. Windows take punishment. Sashes slide, stops rub, casings get bumped, and old paint can break down into chips and fine dust.
Maine DEP notes that a home can contain lead paint without that paint being a current lead hazard. Condition, location and use matter. Intact paint on a quiet surface is different from peeling paint on a window that is opened every day.
A house can be loved and handled safely
For these owners, the report was not an instruction to walk away. It was a map for doing the work in the right order.
They chose to contact a licensed lead-abatement company. Depending on the project, owners may also need a broader inspection or risk assessment, dust-wipe sampling, a hazard-control plan and clearance testing after the work.
What they should not do is just as clear: no dry sanding, grinding or uncontrolled scraping of suspect paint. Renovation can turn an old, stable coating into dust that travels well beyond the work area. Maine CDC says dust from lead paint is the most common cause of lead poisoning in the state and warns that even a tiny amount can harm a young child.
Families planning for children have another reason to settle these questions early. CDC says no safe blood lead level in children has been identified, and lead can pass to an unborn baby during pregnancy. Anyone who is pregnant or believes they may have been exposed should speak with a healthcare provider about whether blood lead testing is appropriate.
Maine CDC also offers free home lead-dust test kits to families with young children or children on the way. A kit can add useful information, but it does not replace a Maine-licensed lead inspector or risk assessor when the job is to locate paint and evaluate hazards
The value of knowing before the work begins
Old homes rarely hand over simple answers. In this one, a reading of 53 mg/cm² got attention. The peeling windows shaped the plan.
That is what a careful lead inspection in Maine should do: replace guesswork with locations, conditions and sensible next steps. The owners could now preserve what they loved about the house while putting health protection ahead of demolition dust.
